- PAINT TO IMPRESS:
Bright and cheerful is the way to go. Choose neutral designer colours. Remove dated wallpaper whenever possible. Maybe get some ideas from new model homes.
- DECLUTTER THROUGHOUT:
Put extra furniture in storage. Clean out the kitchen, baths, closets, basement, spare rooms, shelves, entryways etc. Remove extra photos and wall hangings. Open up traffic flows from room to room by putting furniture in storage if necessary.
- ORGANIZE, ORGANIZE AND ORGANIZE:
Nothing looks better than a neat and tidy home. Its how potential buyers wish their current home could look.
- BRIGHTEN IT UP:
Open the drapes and blinds! Then upgrade your light fixtures with something impressive. Light is an amazing - it is the world's best decorator.
- KITCHEN/BATH UPDATES:
It might be time to replace some fixtures and floor coverings. Replacing taps, sink, counter or floor can transform a room. Look into artistic touches like framed pictures or wall art.
- LANDSCAPING:
Step back and look at everything from plants and grass to flower bed location and layout. Does it work? Should you invest in a quick makeover of new shod and flowers or an extensive redesign?
- FLOORING:
Replace old or dated carpets - or better yet, if there is hardwood under there consider refinishing it. Gleaming hardwood floors or new carpeting always make a great first impression.
- UPDATE FURNITURE/DÉCOR:
If necessary replace dated or worn furniture and update the general decor - even if you have to rent or borrow a few good pieces. What you are looking for is presentation impact.
- BASEMENT:
After clearing it out top-to-bottom, paint the unfinished areas (floors and walls). Choose warm taupe colour latex based concrete paint for the floors, off-white for walls. Latex dries fast and does not outgas for days like acrylic/oil paints. Make sure it is well lit.
- GENERAL MAINTENANCE:
This encompasses everything from squeaky hinges to cracked driveways. If it looks worn or in need of repair/updating look into it. While some things may not have a good return on investment many repairs will more than pay for themselves at resale time.
